⚠️ Important Property Notes

Steep Driveway
• This property has a very steep driveway. All vehicles are capable of handling the slope when driven slowly and carefully.
• Guests who prefer not to drive down the driveway may park at the top of the property and walk down.
• Refunds will not be issued for guests uncomfortable with the slope of the driveway.

The fireplace will not be operational from April 1 to October 1.

Property House and Security Rules:

Maximum Occupancy: 5 (2 adults, children, 3). Exceeding the maximum occupancy results in additional charges and/or eviction without a refund.

Must be 25 to rent and person booking must be present at the property during the entirety of the stay.

No Pets. No Smoking or Vaping of any kind. No Fireworks Permitted. No Parties.

Keep in mind that Broken Bow/Hochatown is a rural area and while our cabins are wired for fast Internet, outages can and do occasionally occur. We cannot guarantee your Internet service.
Refunds will not be issued for Wi-Fi-related issues, including connectivity, speed, local outages, or accessibility.

Propane is provided for gas grills. Please clean the grill tray after use to prevent flare-ups.

We drain and sanitize our hot tubs after every check-out.

Furniture and decor are subject to change without notice.
You will be required to sign a rental agreement which will require you to upload a valid government photo ID in order to complete your reservation. Please look out for an email from our co-hosts, The Utmost Host, after you have completed your booking.

A $300 security deposit will be temporarily held on your card during your stay and automatically released two days after your departure, provided there are no damages or missing items. Don’t worry—we don’t believe in holding guests “hostage.” We understand accidents happen, and this is simply a standard precaution.
The deposit will be processed through our property management software, via a secure email link.
✱If your reservation is made more than 2 days before check-in, the system will place a “test hold" to verify the payment method. This initial "test hold" will be released after 2 days of verification, and the “actual security hold” will be applied again 2 days before your arrival, as scheduled, for the duration of your stay.

Parties or birthday parties and celebrations are not permitted, and we need to be informed in advance if you plan to have any of the above events at our property.

For the safety of our guests, we have installed exterior cameras; one is above the main entrance, facing the driveway, and the second is on the back patio facing out. They are 24/7 motion-activated and record video and sound.

Please note that this is a forested area and there are times when the Oklahoma Forestry Service enforces a burning ban in the area. Fines can be upwards of $1000. Please check online for the current burn ban status before using the outdoor firepit.

Welcome to the "wasp season" from November to December and early spring! During chilly nights and early mornings, followed by warm days, wasps tend to gather on rooftops in search of warmth. While it doesn't necessarily mean there's a wasp nest in the house, they are essentially in hibernation mode, seeking cozy spots.
Generally, they won't bother you much, but we kindly ask you to keep the cabin doors and windows shut to prevent them from entering. Just a heads-up: there's wasp spray conveniently located under the kitchen sink in case you need it, but do not spray over the furniture!

Rates & Availability

Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Seventy-five percent (75.00%) of the total booking charges will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 7 days prior to the arrival date of the reservation. For cancellations made within 7 days prior to the arrival date, no refund will be issued.
